Our guest today is a surgeon who got almost $250,000 of student loans forgiven with PSLF thanks to the new waiver. She was the beneficiary of having her loans forgiven under the current IDR waiver for PSLF. This hospitalist paid off $235,000 only 2 years out of residency. She has always been very debt averse and knew she wanted to get rid of it as quickly as possible. Nearly half of her income went to paying off her loans. She said paying off the debt was easier than she thought it would be largely because she is comfortable living like a resident. Her next goal is to buy a new car with cash. She plans to save for a house eventually but currently wants to pour money into her retirement accounts. Today we are celebrating this family practice doc cash flowing his dream wedding! This super saver had to get comfortable spending a pretty big chunk of change to bring his and his wife's dream to life. He learned that while saving for your future is crucial it is also important to learn how to spend well and enjoy your money. Today we are answering your questions. We talk about capital gains taxes when selling a vacation home, then get into the age old debate about if it is a good idea to buy a house during residency. Dr. Dahle gives advice on things to think about when you are shopping for a new car, then he gives ideas for things to think about when considering buying into a practice. Finally, we answer a few questions about taxes.

At some point in our financial lives, it will be time to buy a home. A physician mortgage can be a good vehicle for a young doctor who’s just out of school and has a more effective place to use their money than on a big down payment. These loans allow doctors to secure a mortgage with fewer restrictions and a lower down payment than a conventional mortgage. But if you’re further advanced in your career or deeper into your journey to financial freedom, buying a home with a conventional mortgage and then, later on, potentially refinancing that loan to a better rate with a shorter time frame could be a great move.
